Mayakoba's lagoon palaces, Tulum's designer beach shacks or the all-inclusive giants — the coast's zones explained, with the famous names in each.

The Riviera Maya is really four or five destinations wearing one name, and the stretch of coast you pick matters more than the star count. The same week can be a barefoot designer hideaway, a lagoon-side luxury compound or an all-inclusive city with six pools. Here is the coast, zone by zone, with the properties that define each.

  • The coast runs roughly from Cancún in the north to Tulum in the south, with Playa del Carmen in the middle
  • Cancún's airport is the gateway; transfer times grow the farther south you stay — Tulum can take around two hours by road

Mayakoba: the lagoon estate

Just north of Playa del Carmen, the gated Mayakoba development threads a handful of world-famous resorts — among them Rosewood, Banyan Tree and Fairmont — through mangrove lagoons linked by boat canals. It is the coast's luxury benchmark: suites over the water, jungle spas, boats gliding guests to breakfast. Grand, polished, self-contained.

Honeymoons, milestone trips, travellers who want five-star seclusion with the town ten minutes away.

Playa del Carmen: the walkable middle

Playa is the only zone where you can stay boutique and walk to everything — beach, ferry to Cozumel, and the long restaurant-lined Quinta Avenida. Hotels here run from small rooftop-pool boutiques to full resorts at the town's edges. You trade some serenity for life outside the lobby.

Best for

First visits, nightlife, non-drivers, trips mixing beach days with Cozumel diving.

Tulum: the designer beach road

Tulum's beach strip made "barefoot luxury" a global aesthetic: thatched suites, jungle spas, candlelit restaurants in the sand, with famous eco-icons like Azulik defining the style. Prices are high for the infrastructure — power and roads remain famously rustic — but nowhere else on the coast looks or feels like this.

Best for

Style-driven travellers, couples, yoga-and-cenote itineraries.

The all-inclusive corridor

Between the towns stretch the mega-resorts — gated compounds with multiple pools, a dozen restaurants and kids' clubs, including celebrated luxury all-inclusives such as Grand Velas. Judged on convenience and family logistics, they are unbeatable; judged on local flavour, you will need to leave the gates.

Best for

Families, groups, weddings, travellers who want one price and zero decisions.

The honest verdict

Couples chasing romance: Mayakoba or Tulum. First-timers and social travellers: Playa del Carmen. Families: the all-inclusive corridor, with a rental car for cenotes and ruins.

Tip: Whatever zone you choose, book at least one dawn away from the resort — Tulum's ruins or a cenote at opening time. The coast's best luxury is the hour before the buses arrive, and it is free with every room.
